Full Management Service
Our full management service is 10 % + VAT of the monthly rent amount. We also offer a competitive discounted rate for landlords with multiple properties in their portfolio.
The only additional costs to our monthly full management fee is an advertising fee and an inventory charge. These fees are applicable whenever the property is vacant, either at the start of the management service, or at a tenancy changeover.
This comprehensive service covers the leasing and management of your property from start to finish, leaving you with no worries as we take care of everything.
Advertising Only Service - Standard
If you wish to manage the property yourself, but are limited with your marketing scope, we offer an Advertising Only Service which will give your property online exposure on exclusive agent websites. This includes uploads to Lettingweb, Zoopla, PrimeLocation and Citylets, as well as to our own website.
This service comprises producing a quality written description with high-resolution photographs, highlighting keywords orientated towards online property searches.
Once an enquiry is received, prospective tenants shall be provided with your contact details to arrange a suitable viewing appointment directly.
Advertising Only Service - Superior
In addition to the above, our Superior Service provides up to six accompanied viewings of your property to prospective tenants, drawing attention to its key features and its local area.
Paperwork Only Service
The most important part of any tenancy is the tenancy agreement itself.
We can prepare the Private Residential Tenancy (PRT) agreement on your behalf, in both digital and print formats, along with copies of the Statutory Terms Supporting Notes for the Private Residential Tenancy, as issued by the Scottish Government, for both you and your tenant.

In addition to our staff being friendly and professional in their approach, our Property Management Director is qualified to advise on all matters relating to your rental property, having achieved Propertymark Qualifications NFOPP Level 6 Technical Award in Residential Letting and Property Management Scotland, which is highly regarded as a professional qualification in the letting industry.
We are also fully compliant with the requirements of the Letting Agent Code of Practice (Scotland) Regulations 2016. As an industry requirement of this Code, we have in place, an extensive set of procedures to deal with such matters including debt recovery, complaints, repairs, deposit handling and client money protection.
We hold client money protection insurance as well as professional indemnity insurance for complete peace of mind.

All landlords must ensure that their rental property meets the requirements of the Repairing Standard before the property can be rented out.
Landlords must also ensure that their Landlord Registration Number with the local authority is valid and up to date.
Rental properties must also be compliant with all current property leasing safety legislation. Monitoring of safety legislation is undertaken by our Operations Director, who also has a NEBOSH safety qualification.
