It is therefore crucial that the inventory is accurate in the event that deductions are required from the tenancy deposit - especially if there ends up being a dispute between the landlord and the tenant over the deductions.

Inventory/Schedule of Condition & Check-In Report
A written report detailing the presence and condition of the decoration, fixtures and fittings and furnishings of the property. The report also includes colour photographs giving an overview of each room, and documenting any defects or damage which may be contentious at the end of the tenancy. Incorporating the check-in report, the utility meter readings, legal compliance equipment and keys for the property are also detailed.
We can meet the ingoing tenant and go through the inventory with them to ensure all parties are satisfied with the content (subject to appointment availability and fee applies).
Check-Out Report
Using the inventory and check-in report as a basis, the check-out report assesses the condition of the property at the end of the tenancy, detailing any damage over and above normal wear and tear, and makes recommendations for any deposit deductions. The report also details final utility meter readings and documents the return of keys for the property.
We can meet the outgoing tenant and go through the check-out with them to ensure all parties are satisfied with the content (subject to appointment availability and fee applies).
We use cloud-based Inventory Hive software to compile all our property inventories, which include high-resolution photos throughout the report.
