Our factoring service covers it all, from simple repairs such as changing light bulbs to more complicated matters such as roof repair work.


Our service scope generally depends on the type of development and its facilities. Typically with a factored development, the following services are routinely provided:


  • Regular stairwell cleaning on a weekly, fortnightly or monthly basis depending upon requirements. This may also include window cleaning and bin/bike store cleaning.
  • Regular grounds maintenance on fortnightly basis in the summer months and monthly in the winter months. The specification for the maintenance would depend upon the grounds but typically includes grass cutting, weeding of flower beds, trimming of bushes/hedges and litter collection throughout the site. 
  • General repairs as required – for example faulty stairwell lights, faulty door entry system or faulty communal TV/satellite system etc.
  • Building repairs as required – for example roof works, gutter cleaning or repairs, repointing walls etc.
  • Periodic emergency equipment testing in line with legislation and manufacturer guidelines. This would include fire/smoke alarm systems, emergency lighting, dry risers, smoke ventilation systems etc. 
  • Mechanical equipment maintenance such as lifts, car park gates, water pumps etc. as well as undertaking bi-annual engineering inspections to ensure the equipment is operating correctly and safely.
  • Routine site inspections including safety assessments and proactive maintenance planning.

Qualifications & Experience

Our Property Management Director is one of the few Members of the Institute of Residential Property Management (IRPM) in Aberdeen, and also holds a BSc Honours degree in Planning & Property Development, in addition to years of experience within the property factoring industry throughout Scotland.


We hold professional indemnity insurance and have robust factoring procedures in place including debt recovery and complaints procedures, ensuring we work strictly to the Property Factors (Scotland) Act 2011 Code of Conduct for Property Factors.

Communal areas managed under our factoring agreement removes the stress and hassle away from one owner or group of owners who often struggle to try and coordinate difficult repairs themselves.

Proprietor Responsibilities

Each proprietor has a legal obligation to contribute their share of the cost of maintaining and repairing the communal areas. After all, it is in the best interest of proprietors to do so to protect the value of their investment.


Although we take pride in how our developments are managed, our factoring service does not cover repairs or maintenance pertaining to individual properties. This is the sole responsibility of the proprietor.

Fees

Our fee structure is unique to each development and is dependent on certain criteria, such as number of properties, agreed management scope and perceived workload. We are confident that our fees are competitive with others in the industry.
